I’m working on a new lease for a client this morning.
It is a typical new lease where my client is renewing their existing lease and signing a new deed of renunciation.
Everything is straightforward as I have gone through the necessary pre-lease queries now and five years ago when I acted for the same client regarding the same premises.
Often, however, I have individuals coming to me asking me to review a lease they are proposing to take and when I tell them what is involved and simply reviewing the lease is useless, they are surprised and they usually disappear.
They don’t understand that the lease itself is not the potential landmine in thest sorts of situations. The lease is likely to be a law society template lease.
The problems that might arise surround issues like planning, title and deed of renunciation. But the guy or girl who only want the lease reviewed don’t want to know about these things.
And don’t want to spend the money to have them reviewed.
This is a huge mistake.
